What does Illumine actually do?
We're strategic consultants. We help real estate operators, developers, and sponsors structure investment opportunities so they align with sophisticated, tax-advantaged capital—including §1031 exchange investors. We work alongside your legal, tax, and operational teams; we don't replace them.
Are you brokers or do you sell investments?
No. We are not brokers or product salespeople, and we don't sell securities or investments. Our role is to provide strategic insight that helps create stronger structures and better alignment between opportunities and capital.
Who do you typically work with?
Real estate sponsors, developers, and operators—usually alongside their attorneys, CPAs, and qualified intermediaries. Engagements are customized to each client, investment structure, and long-term objective.
Do you provide legal or tax advice?
No. We offer strategic structuring and positioning insight, and we collaborate closely with your legal and tax professionals—but we don't replace their advice.
